McKeon & Menard is an association of real estate professionals whose primary emphasis is real estate valuation and consulting. The company was formed in 1986 and is based in Downtown Tampa, Florida. Valuation services are provided throughout the state of Florida, with emphasis on the greater Tampa Bay Area.
The primary appraisers within the company combine for over 80 years of appraisal experience. Both John S. Menard and Leslie A. McKeon hold the MAI designation from the Appraisal Institute and are State Certified General Appraisers in the state of Florida. Edward J. Long III is also a State Certified General Appraiser in Florida.
McKeon & Menard has completed a wide variety of real estate appraisal assignments for financial institutions, law firms, and corporations. Representative bank clients include: Wells Fargo (formerly Wachovia), Bank of Tampa, Bank of America and SunTrust.
McKeon & Menard has also completed appraisal assignments for numerous governmental/institutional clients including Hillsborough County, Hillsborough County School Board, Hillsborough County Aviation Authority, Tampa Port Authority, City of Tampa, Pinellas County, City of St. Petersburg, Pasco County, CSX Transportation, Tampa Bay Water, Florida Department of Transportation, Hillsborough County Expressway Authority, Florida Department of Natural Resources, Southwest Florida Water Management District, Verizon of Florida, Tampa Electric Company, Florida Power & Light, and others.
Property types appraised include urban and suburban office buildings, major warehouse/industrial facilities, planned unit developments, shopping centers, major single-tenant retail facilities, apartment complexes, golf courses, hotels/motels, restaurants, service stations, branch bank facilities, special purpose properties and all types of vacant land. As a result of the firms extensive litigation practice; we have established relationships with qualified land planners, engineers and appraisal firms whose expertise extend throughout Florida.
Major recent assignments include acquisition appraisals for the widening of 40th Street for the City of Tampa, assisting Florida Power & Light with acquisition of a new 230kv transmission line corridor in Lee and Collier Counties and acquisition appraisals for the widening of Clinton Avenue in the Dade City area for Pasco County, and for the widening of Keystone Road in the Tarpon Springs area for Pinellas County. We have experience in completing appraisals to various federal, state, institutional and corporate guidelines.
Other experience includes multi-parcel properties for estate planning and divorce, cost estimates for Project Development and Environmental (PD&E) Studies, as well as corridor analysis in conjunction with proposed road facilities, railroad corridors, electric transmission line corridors and other utilities on the west coast of Florida.
